Why homeowners hire us

  • Straight answers on the first visit

On the first visit I tell you what your patio, deck or slab can hold and which room fits it, so you're not left waiting on a plan.

  • I measure every job myself

I measure and quote every job in person, and our own crew does the building, so nothing gets lost between the estimate and the build.

  • Glass and insulation settled first

We settle glass, shade and insulation before the build starts, because adding them to a finished room costs you more than doing it once.

Building sunrooms in Loma Linda

Loma Linda is a small city with plenty of homes that have a covered patio, a slab or a deck out back. Families here spend time at places like Hulda Crooks Park, with its lighted walking track, tennis courts and playground, and the ball fields at Leonard Bailey Park. A lot of the calls we get start with that same backyard space at home, a patio or deck that could be a room people use.

Building work here runs through the city's Building and Safety Division, which reviews and issues building permits and inspects the work as it goes. The city also uses state fire hazard zones that can bring extra building and fire safety rules to some lots, which we cover in the questions below. We're based in Loma Linda, so the city's permit office and its fire zones are part of how we plan every room we build here.

A screened patio enclosure with a white metal frame and open grid roof sits beneath blue sky, with trees and a lawn visible outside.

We offer 16 services and have pages for 12 cities, though we build in other cities nearby too. You can read more about me and the business.

Sunroom contractor services in Loma Linda, CA

Loma Linda Sunrooms & Patios is a sunroom contractor in Loma Linda, CA, with 16 services, from screen rooms to four season additions. The price mostly follows the room's size, the glass and insulation you choose and whether your slab or deck needs work to carry it. The schedule turns on that same groundwork plus the city's permit and inspections, and the written estimate from my visit gives you your own figure.

  • Sunroom addition with dark-framed floor-to-ceiling windows attached to a white two-story home, opening onto a paved patio.

    Sunroom additions

We build a sunroom addition onto the back of your house, tied into the roof and walls, so it reads as part of the home.

  • Four-season sunroom with exposed wood ceiling beams, brick walls, large windows, wicker seating and potted plants.

    Four season sunrooms

A four season sunroom has insulated walls, roof and glass, for homeowners who want a room they can heat, cool and use all year.

  • Three-season sunroom with dark screened walls and a low roof beside a gray-sided home and garden.

    Three season sunrooms

Three season sunrooms use lighter framing and glass without full insulation, a good fit when you want a bright room for most of the year.

  • Patio enclosure with white framing, screened panels and a central door on a raised deck.

    Patio enclosures

If your covered patio mostly sits empty, we enclose it with walls, windows and a door so it becomes a room you'll actually use.

  • Custom sunroom with honey-colored wood framing, tall windows, a bed and a view of trees and a white deck chair.

    Custom sunrooms

We build custom sunrooms sized and shaped to your house, for yards and rooflines where a standard kit room just won't fit.

  • A white-framed glass sunroom extends from a beige house above white deck stairs and a flower-filled garden.

    Sunroom construction

Sunroom construction covers the full build, from the foundation and framing to the roof, glass and trim, all handled by our own crew.

  • A furnished sunroom has large white-framed windows, striped chairs, a glass table and views of a landscaped garden.

    Sunroom remodeling

When an older sunroom leaks, runs hot or just looks tired, we replace the glass, roof panels or finishes so it works again.

  • A screened pool enclosure with a dark metal frame shelters a swimming pool beside a canal and palm trees.

    Screen room installation

A screen room keeps bugs out while letting air through, a lower-cost choice for patios you mostly use in the evenings.

  • A glass-enclosed patio sunroom with a peaked roof adjoins a dark blue house and outdoor seating area.

    Patio-to-sunroom conversion

We turn an existing covered patio or slab into a finished sunroom, after checking that the slab can carry walls, glass and a roof.

  • A sunroom interior features a glass-panel door, large windows, wicker seating and views of autumn trees.

    Deck-to-sunroom conversion

If you have a deck you'd rather use as a room, we check what's under it first, then build a sunroom it can actually hold.

  • Four-season sunroom with soaring gray-framed windows, two black recliners, and a view of leafy trees.

    All season rooms

We build all season rooms meant to work as an extra living room, office or play space, insulated so you can use them any month.

  • Enclosed patio room with black-framed glass panels, a peaked roof, and wicker seating beside a lawn.

    Enclosed patio rooms

An enclosed patio room adds walls and windows under your existing patio roof, a simpler route when the cover and slab are already sound.

  • Solarium with a white frame and clear roof enclosing a swimming pool, lounge chairs, and a dining set.

    Solarium installation

A solarium has a glass roof and glass walls, for homeowners who want the most daylight and are ready to plan shade with it.

  • Patio cover installation over a pool, with a dark metal frame, solid roof panels, and open sides.

    Patio cover installation

We build patio covers over open slabs and decks, giving you shade now and, if you plan ahead, a frame you can enclose later.

  • Sunroom with dark screened windows and beige lower panels attached to a brick house.

    Sunroom design

If you're not sure which room fits your house, sunroom design is where we settle size, glass, shade and insulation before anything is built.

  • A white-framed sunroom with a peaked glass gable extends from a stone-and-siding house, beside a flower garden and paved patio.

    Vinyl sunrooms

Vinyl sunrooms use vinyl framing that doesn't need painting, a lower-upkeep choice for homeowners who'd rather not refinish wood every few years.

How a sunroom job goes with us

  1. Call or send a request

Call (909) 515-5048 or send the form and tell us a little about your patio, slab or deck and what you want the room for. We reply within one business day to set a time for me to come out to your house.

  2. I measure and recommend

I come out myself to measure, look at the slab or deck and hear how you plan to use the room. If it can't hold what you have in mind, I'll tell you then. You get a clear recommendation and a written estimate, free and with no obligation.

  3. We file the permit and build

When the job needs a permit, we put together the plans and paperwork, file with the city's building office and meet the inspector for each inspection. Our own crew builds in order, so each stage is ready when the inspector comes and you aren't chasing anyone.

  4. Walk the finished room

When the room is done, I walk it with you and go over the doors, windows and finish work so you know how everything opens, closes and cleans up. From there it's your room to use. Your satisfaction, guaranteed.

Your sunroom questions answered

How much does a sunroom cost in Loma Linda?

It depends mostly on the type of room, because a screen room with no glass or insulation costs far less than a four season room built to heat and cool. Size, the glass you pick and any work your slab or deck needs move it from there. I give you a written estimate after measuring at your house.

Is it cheaper to enclose my covered patio than build a new sunroom addition?

Usually, yes, if the slab and patio cover are sound enough to carry walls and glass, because you're building on what's already there. If the slab needs new footings, the concrete that holds the walls up, or the cover has to come down, the savings shrink. I check both on the first visit.

How long does it take to build a sunroom in Loma Linda?

It depends on the size of the room, whether your slab or deck needs work first and how the city's permit review and inspections line up. A screen room over a sound slab moves faster than a full addition. I'll go over the order of the work when I come out to measure.

Does a sunroom contractor need a state license in California?

Yes, the state's contractor licensing board, the CSLB, licenses contractors in California, and any city or county that requires a permit also requires a licensed contractor's signed statement that the license is in full force. Loma Linda also requires a city business license from anyone doing business here. We're fully licensed and insured.

Can my deck hold a sunroom?

Some decks can and some can't, and I check yours on the first visit by looking at the framing, the posts and what they sit on. If it can't carry a sunroom, I'll tell you plainly and show you what would work instead, like reinforcing it or building a lighter screen room.

Do you guarantee your sunroom work?

Your satisfaction, guaranteed. That's our promise on every room we build, and I walk the finished room with you so we go over it together.

Is a four season sunroom worth it over a three season room?

If you plan to heat or cool the room and use it most of the year, a four season room with insulated walls, roof and glass is usually worth it. If it's mainly a bright spot for part of the year, a three season room costs less and does the job. Insulation is far cheaper to build in than to add later.

How is the fire hazard zone set for my parcel in Loma Linda?

The city uses state fire hazard maps that rate areas Moderate, High or Very High, and when a parcel falls in more than one zone, the highest one applies to the whole parcel. The zone matters because building standards and fire safety rules apply in those zones. The zone map is on file with the City Clerk's office and available on request.
